The agreement should reflect how the project will actually be managed. This is not legal advice; it is a project checklist to help homeowners identify commercial and execution questions that should be clarified with their contractor and professional advisers.

SCOPE OF WORK
Define what construction stages are included and which items are outside the contract. Attach or reference the relevant drawings and specifications.
PAYMENTS
Confirm the payment milestones, measurement or certification basis where applicable, taxes, retention if any, and the process for approving additional work.
MATERIAL SPECIFICATIONS
Document brands, grades, sizes, allowances and substitution rules rather than relying on generic words such as “premium”.
CHANGES AND VARIATIONS
Define how changes are requested, priced and approved. A written variation process protects both the homeowner and the contractor.
PROGRAMME AND DELAYS
Clarify the intended programme and how access, client decisions, material delays, force majeure and other causes are treated in the agreement.
HANDOVER AND DEFECTS
Document what constitutes completion, snag closure, handover materials and the process for addressing defects or incomplete work.
Use the guide with your actual project documents.
Online guidance can help you ask better questions, but the final construction scope should be based on the actual plot, drawings, engineering requirements, selections and project-specific BOQ.
