1. Start with the plot, not the brochure
Before discussing finishes, establish the plot dimensions, road access, setbacks, soil conditions, intended floors, parking and the way the family expects to use the house. These decisions influence the structural grid, circulation and budget.
2. Freeze the design progressively
A strong project moves from requirements to concept, planning, detailed design and working information. Changes made after structural or service work begins can create cost and schedule friction, so major decisions should be frozen in stages.
3. Treat the BOQ as a decision document
A bill of quantities should make allowances visible: quantities, specifications, brands or acceptable equivalents, unit rates and exclusions. Comparing quotations becomes much easier when the scope is comparable.
4. Build quality into every stage
Quality is not one inspection at the end. It is a sequence of checks across reinforcement, concrete, masonry, waterproofing, plumbing, electrical work, windows, flooring, painting and final finishing.
5. Plan the handover early
Documentation, testing, snagging, cleaning, keys, warranties and maintenance information should be part of the project close-out rather than a last-minute exercise.
