Record frontage, depth, access, road width, setbacks and the buildable footprint before comparing floor plans.
Design circulation before decoration
The relationship between entry, living, kitchen, bedrooms, toilets, utility and stairs often matters more than a decorative feature wall.
Check light and ventilation
Identify which rooms can receive useful daylight and cross-ventilation. In Chennai, solar exposure and heat gain deserve explicit attention.
Plan for furniture and real life
Draw beds, wardrobes, sofas, dining furniture and appliances at realistic dimensions. A room that looks generous on paper can become constrained after furnishing.
Keep future changes in mind
If the family may add a floor, elderly-friendly features, solar, EV charging or additional storage, reserve space and service provisions during the initial design.
